Overview:
A planning application had previously been submitted but was was declined on the access requirements and the impact on trees. However, in the orignal application no Arboricultural Impact Assessment was submitted.
The trees on-site primarily consist of mature orchard apples that were scattered in clustered groups throughout the Site.
Following the completion of the tree survey, the Tree Constraints Plan was overlayed with the proposed site layout. It quickly became evident that there had been an error with the proposal. Due to the lack of topographical information, there had been a miscalculation and the northern boundary of the proposed plans did not correspond with the ordinance survey maps or the Site.
As a result of this basic error, the project has had to be post-poned and re-submitted at a later date. Scenarios such as this highlight the importance of getting accurate information from the outset. With a topographical survey, the whole project team can accurately plot and capture data, helping to ensure that there are no unforseen costs and delays to the project.
